How to build a high-equity absentee list in Lee County
The primary free source is the Lee County Property Appraiser (assessed value) plus recorded mortgage data. Step by step:
- Start from the absentee list (mailing address differs from property address) via the Lee County Property Appraiser.
- Pull recorded mortgage / lien data from the Lee County Clerk's official records.
- Estimate equity = assessed/market value minus outstanding liens.
- Keep owners with high estimated equity and long ownership (pre-2015 purchase).
What a clean record should contain
- Parcel ID
- Owner name
- Property address (Cape Coral)
- Assessed value
- Estimated equity
- Last sale year
