- Download the parcel export from Lee County Property Appraiser.
- Filter to residential improved, non-homesteaded parcels.
- Filter the mailing-address STATE column to anything other than 'FL'.
- Deduplicate by mailing address so one owner gets one touch, not four.
What a clean record should contain
- Parcel ID
- Owner name
- Property address (Cape Coral)
- Mailing state (not FL)
- Assessed value
- Last sale year
