Why this segment is worth targeting
High equity means the owner has room to negotiate and can close. Combined with absentee status and long ownership, it's the densest concentration of workable deals.
How to build a high-equity absentee list in Pasco County
The primary free source is the Pasco County Property Appraiser (assessed value) plus recorded mortgage data. Step by step:
- Start from the absentee list (mailing address differs from property address) via the Pasco County Property Appraiser.
- Pull recorded mortgage / lien data from the Pasco County Clerk's official records.
- Estimate equity = assessed/market value minus outstanding liens.
- Keep owners with high estimated equity and long ownership (pre-2015 purchase).
What a clean record should contain
- Parcel ID
- Owner name
- Property address (New Port Richey)
- Assessed value
- Estimated equity
- Last sale year
