Why this segment is worth targeting
Delinquency is a strong distress signal: the owner may be unable or unwilling to keep carrying the property, and a tax certificate / pending tax-deed timeline adds urgency.
How to source tax-delinquent leads in Collier County
The primary free source is the Collier County Tax Collector. Step by step:
- Go to the Collier County Tax Collector site and find the delinquent real-estate tax roll / tax certificate sale list.
- Pull parcels with delinquent balances; note the years delinquent (longer = more distress).
- Cross-reference each parcel with the Collier County Property Appraiser for owner name and mailing address.
- Prioritize non-homesteaded and absentee-owned parcels within the delinquent set.
What a clean record should contain
- Parcel ID
- Owner name
- Delinquent amount
- Years delinquent
- Property address (Naples)
- Certificate status
