How to pull an absentee owner list for Charlotte County
The primary free source is the Charlotte County Property Appraiser. Step by step:
- Open the Charlotte County Property Appraiser website (search "Charlotte County Property Appraiser") and find the bulk parcel data / public records download.
- Filter to residential improved properties (exclude vacant land, commercial, agricultural).
- Compare the property address against the mailing address; any mismatch flags an absentee owner.
- Exclude homestead-exempt parcels (those owners live there) and deduplicate by owner.
What a clean record should contain
- Parcel ID
- Owner name
- Property address (Port Charlotte)
- Mailing address (the key field)
- Assessed value
- Last sale year
